A leading high-rise construction project in Abu Dhabi is hiring a Civil Planning Manager responsible for developing, monitoring, and optimizing the master project schedule. You will oversee the critical path, ensuring civil works — substructure and superstructure — progress in a lean, efficient sequence to meet delivery milestones while managing the resource constraints unique to vertical construction.
About the Role — Vertical Construction Planning
Project Type: High-rise tower construction with G+40 minimum height profile
Scheduling Focus: Cyclic floor-to-floor planning unique to vertical construction
Core Tools: Primavera P6 and MS Project as the standard for high-rise scheduling
Logistics Coordination: Tower cranes, hoists, and concrete pumps managed as a “vertical factory”
Performance Tracking: Earned Value Management, S-Curves, and Manpower Histograms
Project Impact & Career Opportunity
Strategic Location: Abu Dhabi — a key UAE hub for major high-rise developments
Technical Scope: Lead master scheduling across foundation, basement, and typical floor cycles
Specialist Exposure: Cycle Time Analysis and Line of Balance (LOB) scheduling on towers
Career Advancement: Direct influence over delay mitigation, EOT claims, and subcontractor alignment
Position Overview
This Civil Planning Manager role involves developing and maintaining the baseline schedule using Primavera P6 or MS Project, with a focus on the cyclic nature of high-rise construction such as floor-to-floor cycle times. You will coordinate vertical logistics, optimize civil sequencing across formwork systems, perform Earned Value Management, conduct delay analysis, and align subcontractor schedules with main civil structural milestones throughout the tower’s construction in Abu Dhabi.
Why This Role Matters: As Civil Planning Manager on a major high-rise tower project, you own the master schedule driving every phase of vertical construction, optimize tower crane, hoist, and concrete pump logistics as a coordinated “vertical factory,” apply advanced Earned Value Management and Line of Balance scheduling techniques, lead delay analysis and EOT claim preparation when needed, and build a senior-level career specializing in G+40 tower construction planning.
Key Responsibilities
Master Schedule Development
- Create and maintain the Baseline Schedule using Primavera P6 or MS Project
- Focus on the cyclic nature of high-rise construction, including floor-to-floor cycle times
- Oversee the critical path to ensure delivery milestones are consistently met
Vertical Logistics & Civil Sequencing
- Coordinate the “vertical factory” flow, optimizing tower cranes, hoists, and concrete pumps
- Manage transition from deep foundations and basements to typical floor cycles
- Ensure formwork systems such as slipform or jumpform are utilized to maximum potential
- Prevent logistics bottlenecks across all vertical construction phases
Progress Monitoring & Reporting
- Perform Earned Value Management (EVM) to track overall project performance
- Prepare S-Curves and Manpower Histograms for progress reporting
- Analyze productivity rates for rebar fixing, shuttering, and concrete pouring
Delay Analysis & Subcontractor Coordination
- Identify potential delays early and develop “catch-up” plans
- Perform Forensic Delay Analysis when Extension of Time (EOT) claims are required
- Align MEP and finishing subcontractor schedules with main civil structural milestones
- Minimize subcontractor “stand-by” time through proactive schedule coordination
Qualifications & Requirements
Educational Requirements
Bachelor’s Degree in Civil Engineering or Construction Management
Experience Requirements
- 15+ years in civil planning, with at least 10 years specifically on Towers/High-Rise (G+40 minimum)
- Proven managerial-level experience across multiple high-rise tower projects
Technical Skills
- Expert-level proficiency in Primavera P6, the standard for high-rise scheduling
- Strong working knowledge of MS Project for schedule management
- Deep understanding of Cycle Time Analysis and Line of Balance (LOB) scheduling
