Position Overview
The Fit-Out Site Engineer at IFZA Dubai is a prestigious, senior site engineering role responsible for the complete management and coordination of high-end interior fit-out works across luxury villa, corporate, and hospitality projects. Main Responsibilities
Luxury Fit-Out Supervision & Quality Control
- Supervise and manage all day-to-day interior fit-out works for luxury villas, corporate, and hospitality projects — including high-end finishes such as marble and stone works, tile works, bespoke joinery, decorative ceilings, partitions, glass works, façade elements, and bespoke decorative finishes
- Ensure all works are executed in full compliance with approved IFC drawings, shop drawings, material submittals, method statements, and project specifications — maintaining zero tolerance for workmanship that falls below the luxury project standards expected by the client and IFZA
- Conduct regular, structured quality inspections — verifying compliance with approved mock-ups and material samples, identifying defects and workmanship deficiencies, and issuing formal snag lists with clear, time-bound rectification requirements
- Verify all material deliveries on-site — confirming compliance with approved specifications, checking storage conditions, and ensuring proper protection of high-value luxury finishes including marble slabs, bespoke joinery panels, and decorative elements from delivery through installation
MEP Coordination & Architectural Integration
- Coordinate closely with MEP teams (HVAC, electrical, plumbing, and ELV services) to ensure seamless integration with architectural finishes — managing the sequencing and coordination of openings, supports, sleeves, and all concealed services prior to ceiling, wall, and floor closures
- Apply solid working knowledge of MEP systems and coordination requirements to identify potential clashes between services and architectural finishes — proposing and implementing practical solutions before they become costly on-site problems or programme delays
- Manage the critical interface between architectural fit-out works and MEP installation activities — ensuring proper sequencing, protecting finished surfaces from MEP installation damage, and maintaining clear coordination records that trace every interface decision
- Coordinate with design consultants and the Project Manager on technical clashes, RFIs, and design queries — providing site-based technical input that resolves design gaps before they impact installation quality or programme
Programme, Subcontractor & Supplier Management
- Monitor site progress continuously against the approved construction programme — identifying potential delays early, coordinating proactively with subcontractors and suppliers to maintain timelines, and escalating programme risks to the Project Manager with proposed mitigation actions
- Coordinate and manage contractors, subcontractors, suppliers, and site labour — ensuring efficient daily deployment of manpower, materials, and equipment across all active fit-out work fronts to maximise productivity without compromising quality
- Coordinate with the Project Manager on site planning, logistics, work sequencing, and technical challenges — contributing practical engineering solutions and site execution knowledge to maintain delivery momentum on complex, concurrent fit-out workstreams
- Manage the complete procurement and delivery tracking of premium materials and specialist fit-out components — ensuring all long-lead items are ordered, tracked, and on-site in time to meet installation programme milestones without delay
Documentation, Reporting & Handover
- Prepare and submit accurate inspection requests (IRs), work notifications, method statements, and daily/weekly progress reports — maintaining a complete, structured, and auditable record of all fit-out installation activities across each project
- Support site inspections and formal handovers with contractors, consultants, developers, and UAE authorities — ensuring all consultant and authority comments and observations are tracked, actioned, and formally closed within agreed timeframes
- Assist in the preparation of as-built drawings, warranties, and comprehensive handover documentation related to all fit-out works — delivering a complete and professionally packaged handover package that meets client and contractual requirements
- Ensure strict adherence to HSE regulations and safe site management practices — maintaining a clean, well-organised, and safe site environment across all fit-out work areas throughout the full project duration
Requirements & Qualifications
Experience Requirements
- At least 8 years of proven experience in interior fit-out works — with strong, demonstrable exposure to luxury villas or high-end residential projects specifically in the Dubai market; this is a strict minimum requirement
- Hands-on, expert-level experience working with high-quality architectural finishes — including bespoke joinery, marble and stone works, decorative ceilings, partitions, glass works, and façade elements on premium residential and hospitality projects
- Solid experience coordinating MEP and architectural interfaces — identifying service clashes, managing concealed service coordination, and supporting practical solutions prior to fit-out closure on luxury residential and hospitality projects
Technical Skills
- Strong ability to read, interpret, and coordinate IFC drawings, shop drawings, specifications, and BOQs — able to extract precise installation and coordination information independently and direct site teams with technical confidence
- Familiarity with inspection requests (IRs), method statements, material submittals, and as-built documentation — proficient in the full documentation cycle for high-end fit-out project delivery in the UAE construction market
