Position Overview

This Senior Mechanical Engineer / Project Assistant Manager role at Ayedh Dejem Real Estate Development in Dubai is a high-responsibility, senior field-leadership position that serves as the primary on-the-ground representative of the Project Head of Department across the company’s entire Dubai development portfolio. You will drive day-to-day project execution across all active developments, coordinate multidisciplinary teams covering planning, commercial, design, and construction, manage contractor and consultant performance against FIDIC contractual obligations, liaise with Dubai government authorities for permits and approvals, administer project budgets and payment applications, maintain the project risk register, and prepare comprehensive weekly and monthly project status reports for head office. The role requires a rare combination of mechanical engineering technical depth, senior construction project management capability, FIDIC contract administration expertise, and fluency in both English and Arabic.

Why This Role Matters: As Senior Mechanical Engineer / Project Assistant Manager at Ayedh Dejem Real Estate in Dubai — a private group operating across 5 countries with transformative commercial and residential developments — you will lead the end-to-end delivery of a full Dubai project portfolio as the company’s senior on-the-ground representative, administer FIDIC contracts, manage Dubai government authority relationships with DDA, Dubai Municipality, DEWA, and Trakhees, apply PMP-certified project management discipline to drive on-time, on-budget delivery, and build an exceptional real estate development project management career within a private group that is actively growing its UAE portfolio and regional footprint.

 Key Responsibilities

Project Delivery & Operations

  • Lead and oversee day-to-day project operations across all active Dubai developments — ensuring delivery milestones are met in strict accordance with the approved master programme and the company’s governance standards
  • Monitor overall project health across schedule, cost, quality, and HSE dimensions — identifying deviations from plan early and taking proactive, decisive corrective action before they escalate to programme-level risks
  • Coordinate the activities of multidisciplinary teams — including planning, commercial, design, and construction disciplines — ensuring alignment, effective information flow, and collective accountability for project delivery outcomes
  • Review and validate project schedules, lookahead programmes, and progress reports prepared by the Project Planner — ensuring accuracy, reliability, and alignment with contractual obligations before escalation to the Head of Department
  • Conduct regular site inspections and progress meetings to assess work quality, contractor performance, and adherence to approved drawings, specifications, and safety requirements
  • Manage project handover processes from construction completion through snagging, Defects Liability Period (DLP) administration, and final project close-out — ensuring all handover documentation is complete, accurate, and accepted by the client

Contractor & Consultant Management

  • Act as the primary point of contact for main contractors, subcontractors, consultants, and specialist vendors across all active Dubai development projects — managing performance, communications, and contractual obligations with professionalism and authority
  • Oversee contractor performance against contractual obligations — scope, programme, quality, and HSE requirements — and issue formal contractual notices where performance is deficient, in coordination with the Head of Department and legal team
  • Chair or co-chair weekly and monthly project progress meetings — ensuring minutes of meetings (MoM) and action logs are issued promptly, circulated to all relevant stakeholders, and systematically followed up to resolution
  • Review contractor submissions including method statements, Inspection and Test Plans (ITPs), material submittals, shop drawings, and Requests for Information (RFIs) — coordinating review and approval with design consultants within required timeframes
  • Support the evaluation of Extension of Time (EOT) claims and Variation Orders (VOs) in conjunction with the Planner and Cost QS — providing on-site context, technical input, and factual programme analysis to support robust commercial assessments

Commercial & Contract Administration

  • Monitor project budgets and cost expenditure in close coordination with the Cost and Quantity Surveyor — flagging emerging cost risks to the Head of Department and recommending practical mitigation measures that protect budget performance
  • Review and endorse contractor interim payment applications — ensuring alignment between certified physical progress, contract entitlement, and the company’s payment certification procedures before submission for final approval
  • Coordinate with the commercial team on procurement activities for subcontracted works — ensuring timely package award and contractor mobilisation in line with the project programme and budget parameters
  • Administer project contracts (FIDIC Silver/Gold/Red Book, NEC, or bespoke UAE forms) in coordination with the Head of Department and legal team — ensuring all contractual communications are properly documented, issued within required timeframes, and maintained in the project Document Management System (DMS)

Stakeholder & Dubai Authority Coordination

  • Liaise with Dubai government authorities and regulatory bodies — including DDA (Dubai Development Authority), Dubai Municipality, DEWA, Trakhees, and other relevant UAE entities — to ensure all permits, NOCs, regulatory approvals, and utility connections are obtained on schedule without impacting the project programme
  • Maintain strong, professional working relationships with end-clients, investors, and project financiers as required — preparing and presenting project status updates and executive briefings that accurately represent project performance and outlook
  • Represent Ayedh Dejem professionally in all external meetings, negotiations, and site-related engagements within the Dubai jurisdiction — upholding the company’s reputation, values, and governance standards in every interaction
  • Coordinate with local authorities on health, safety, and environmental compliance — ensuring all statutory HSE obligations applicable to the company’s Dubai development portfolio are fulfilled consistently and without exception

Reporting, Governance & Technical Engineering

  • Prepare and submit comprehensive weekly and monthly project status reports to the Project Head of Department — covering programme performance, cost status, quality observations, HSE statistics, active risks, and key decisions required
  • Maintain the Dubai project risk register — continuously identifying and assessing emerging risks, tracking the effectiveness of mitigation measures, and escalating critical risks to management with clear, actionable recommendations
  • Author, review, and approve critical technical specifications, engineering datasheets, and mechanical calculation packages to ensure compliance with global industry standards — including ASME, ASTM, ISO, ASHRAE, and API — and applicable UAE regulations
  • Ensure all project records, correspondence, and documentation are maintained in strict accordance with the company’s Document Management System (DMS) protocols — supporting internal audits, due diligence exercises, and lessons-learned reviews

Qualifications & Requirements

Education & Certification

  • Bachelor’s degree in Mechanical Engineering from an accredited, recognised university — mandatory minimum educational qualification for this senior technical and project management role
  • PMP (Project Management Professional) certification from PMI, PRINCE2, or an equivalent internationally recognised professional project management qualification — this certification is a mandatory requirement and non-negotiable for appointment to this role
  • Authorised and certified to work in the UAE — valid UAE residency or eligibility to obtain a UAE work permit/visa is required for this on-site Dubai-based position

Experience Requirements

  • Minimum 8–10 years of progressive experience in project management within the real estate development or construction sector — with at least 2 years in a managerial or senior field leadership role
  • Proven, demonstrable track record of successfully delivering mixed-scale real estate development projects in the UAE — with direct experience in the Dubai market and familiarity with Dubai regulatory authority processes from the client side
  • Strong, working understanding of construction contracts — specifically FIDIC Silver/Gold/Red Book, NEC, or bespoke UAE contract forms — and demonstrated contract administration experience including EOT, VO, and payment certification management
  • Experience interfacing with Dubai government authorities — DDA, Dubai Municipality, DEWA, Trakhees — for permitting, NOC management, and regulatory compliance across real estate development projects

Technical & Systems Skills

  • Working knowledge of project scheduling tools — Primavera P6, MS Project, or JIRA — sufficient to critically review, challenge, and validate outputs prepared by specialist Planning team members
  • Proficiency in Microsoft Office Suite — Excel, Word, PowerPoint, and Outlook — for reporting, correspondence, and presentation preparation at the senior management level
  • Familiarity with Document Management Systems — Aconex, Procore, or equivalent platforms — and ERP systems for project record management and cost monitoring
  • Full professional proficiency in both English and Arabic — written and spoken — required for this role given the bilingual nature of Ayedh Dejem’s operations and the Dubai regulatory authority engagement this position demands
